Pathway To Home Ownership Program (PTHO)

Our Financial Education workshops and Coaching for Financial Fitness will put you on the Pathway to Home Ownership

Completing the Pathway to Home Ownership series will help you
to develop:

 

  • Thorough knowledge of the home buying process including pre-qualifications and pre-approvals

  • A customized budget and timeline to purchase your home

  • Steps to homeownership

  • Mortgage requirements

  • 1:1 Matching contribution of your savings toward the downpayment of your home (up to $1500)



Who Is Eligible To Participate In The Program?
 

To be eligible for the PATHWAY TO HOME OWNERSHIP program:
 

1) You must be a resident of Montgomery County
2) Your household income should be at or below 250% FPL
3) You must be a “first-time” homebuyer – Individuals who currently
own, or have owned a home in the past five years, are not eligible for
this program
4) You must have the ability to become mortgage ready within one year


 

How Do I Qualify for the Matching Contribution Voucher?
 

All eligible participants who complete the PTHO program qualify for the matching contribution voucher. Vouchers will be issued upon successful completion of the program.

 

Where are eligible homes located?


The Matching Contribution Voucher requires that your new home be located in any city or township within Montgomery County.


Are the types of home restricted?


Homes may be new constructions, rehabs, or purchase of existing structures. Mobile, Boat, RV or other non-fixed property homes do not qualify for the matching contribution voucher.


How do I apply?

Detailed instructions on how to apply are within the PTHO Application.

• Review the PTHO Eligibility Criteria

• Complete the application (both print and on-line fillable versions are available)

• Obtain the required proof of residency documentation

• Submit the application and supporting documentation

What does the Pathway to Homeownership Process Look Like?
 

  • Interested participant submits registration request

  • Introductory meeting with counselor is scheduled to verify eligibility

  • Participant is scheduled to join the next available session

  • Identifies barriers to mortgage readiness

  • Determines affordability and readiness timeframe

  • Receives coaching and group classes

  • Participant takes steps to become homeownership and mortgage ready

The series of classes occur over a 12 week period (1 hour each) or 6 week period (2 hours each)

Classes are usually held on Friday night at 5:30pm or Saturday morning at 10am.

*Matching contribution certificate expires 180 days after date issued.
